Exclusive Real Estate Buyer Agency in Brevard, North Carolina
Brevard Realty Team is a North Carolina real estate agency devoted exclusively to real estate buyers. We are the only exclusive buyer agents in Brevard, North Carolina.
We do not solicit real estate listings, and that means our loyalties are to buyers only. You are our client, not our customer, and there’s a hefty difference in responsibilities and loyalties between those two designations.
Seller’s Agents
By default, all real estate agents who work within a multiple listing service/Board of Realtors in North Carolina are agents for the seller. Listing agents work within the firm that contracts with a seller to sell, while all other agents within the organization are considered sub-agents.
Buyer’s Agents
Any real estate agent can sign a contract with you to be a buyer’s agent, but if that person works with a firm that takes listings, he or she cannot guarantee to be your exclusive buyer’s agent.
If you choose a property listed by the firm, the agent will become a Dual Agent, working in the best interests of both the buyer and the seller (you must agree, in writing, to accept a dual agency situation). Do not be misled by the term Designated Agent, it is simply a form of dual agency, as explained in the North Carolina Real Estate Commission Brochure, Working with Real Estate Agents (download a PDF copy).
Many years ago, Brevard Realty Team chose to become an Exclusive Buyer Agency. We work for buyers only, and that eliminates a conflict of interest with real estate sellers. Our loyalty is to you, the buyer, and you can depend on us to keep any information you share with us confidential and work with you in an ethical manner.
For disclosure, we do currently hold one listing, a property we own ourselves. It wouldn’t make sense to contract with another agency to sell that property. It’s also unlikely that the typical real estate buyer in our area would have any interest in its acquisition, but if you do, we would certainly exclude it from your buyer agency contract.
